All landlords that let out residential property are required by law to ensure that all electronic equipment that is supplied in the property is safe for use.
The 1994 Electrical Equipment (Safety) Regulations requires all mains electrical equipment (cookers, washing machines, kettles, toasters etc) in a property to be safe for use. Landlords therefore need to regularly maintain the electrical equipment they provide to ensure its safety.
The supply of goods occurs at the time of the tenancy contract. Therefore it is crucial that the rental property has a Portable Appliance Test (PAT) prior to the start of the tenancy. This is to ensure that all electrical goods that are supplied are in a safe condition.
A record should then be made of all the items supplied and the checks made. It should also specify who carried out the checks and the time and date when it was carried out. We recommend that PAT Testing is carried out every 2 years.
You should obtain and keep hold of PAT Testing reports detailing the equipment, the tests carried out and the results.
